City Hearing Officer to Review Housing Projects, Including Historic Building Relocation

Three development proposals set for consideration at first December meeting

Pasadena Hearing Officer Paul Novak will review significant housing and development projects at the upcoming regular hearing set for Wednesday, December 4 in the Permit Center Hearing Room at 175 North Garfield Avenue, Pasadena, CA 91101.

A notable case on the agenda involves the proposed relocation of an existing structure from 500 Cordova Street to a vacant lot at 860 Ladera Street. The project requires a Minor Conditional Use Permit as it involves moving the building to a lot within the RS-6 PK (Single-Family Residential, 0-6 Dwelling Units Per Acre, Parking Overlay) zoning District.

City staff recommends approval with conditions, citing exemption under State California Environmental Quality Act Guidelines Section 15303 (Class 3, New Construction or Conversion of Small Structures). Case Manager Alison Walker will present the proposal.

Among other cases, the hearing session will consider a Hillside Development Permit for 410 Mooresque Drive, where plans call for adding 1,384 square feet to the first floor of an existing 1,914-square-foot single-story residence. The expansion would create a 3,298-square-foot home with a 510-square-foot detached garage in the RS-2-HD (Single-Family Residential, 0-2 Dwelling Units Per Acre, Hillside Overlay District) zoning District. Case Manager Katherine Moran will present this project, which staff recommends for approval under California Environmental Quality Act Guidelines Section 15301 exemption.

The final case involves a Tentative Tract Map for 272 W. Bellevue Drive (APNs: 5713-036-075 & 076) that would consolidate two land lots and create seven air parcels for residential condominiums. The 20,396-square-foot combined lot is located in the RM-16-1 (Multi-Family Residential, City of Gardens, 0-16 Dwelling Units Per Acre) zoning District. Case Manager Patrick Smith will present this proposal, which staff recommends for approval under California Environmental Quality Act Guidelines Section 15332 exemption for in-fill development projects.
