ExchangeRight, a Pasadena-based major player in real estate investment trusts and DST (Delaware Statutory Trust) portfolios, announced its latest debt-free offering, All-Cash 6 DST, has been fully subscribed, reaching a total of $23.26 million.
The portfolio comprises three net-leased properties housing Daybreak Market & Fuel, Tractor Supply, and Dollar General Market across Florida, Texas, and Wisconsin, spanning 39,664 square feet.
Investors in the fully subscribed portfolio will receive monthly distributions beginning at an annualized rate of 5.20 percent, which the company says is entirely covered by existing revenue streams.
“Protecting investors’ hard-earned wealth and providing stable monthly income through economic cycles is our primary goal each time we produce a new offering for our net lease platform,” Warren Thomas, a managing partner at ExchangeRight, said.
The investment structure offers multiple exit strategies, including tax-deferred cash-out financing options, along with the potential to complete a 1031 or 721 exchange, cash out, or any combination of these options at exit.
Pending successful future financing, investors may receive a lump sum payment of 20-30 percent of their initial investment through tax-deferred cash-out financing, with the possibility of a later 721 exchange of the 70-80 percent non-financed equity.
ExchangeRight manages over $6.3 billion in assets across 1,300 properties nationwide as of Jan. 31, and emphasizes its focus on investment-grade tenants operating in traditionally recession-resistant sectors.
The company said it has consistently met or exceeded return objectives since its founding, though past performance of the Real Estate Investment Trust, its tenants, and ExchangeRight does not guarantee future performance, and exit optionality is not guaranteed.
ExchangeRight currently serves more than 8,900 investors through its portfolio of net-leased assets, primarily concentrated in necessity-based retail and healthcare industries across 47 states.
