[UPDATED] Pasadena-headquartered nationwide real estate investment company ExchangeRight has achieved a significant milestone with more than 100 of its offerings meeting or exceeding projected returns as its portfolio expands to $6.3 billion in managed assets across America.
ExchangeRight recently announced that it now serves more than 8,700 investors nationwide through its investment vehicles, which include tax-deferred 1031 exchange-eligible Delaware Statutory Trust (DST) offerings, Real Estate Investment Trusts (REITs), and specialized funds.
Since its founding in 2012, ExchangeRight has focused on acquiring properties leased to investment-grade corporations in recession-resistant sectors, particularly necessity-based retail and healthcare industries.

“We founded the company in 2012 in order to provide real estate investors with a 1031 exchange product that would allow them to be our motto: secure, free and generous,” Thomas explained.
The firm’s investment strategy targets retirees and pre-retirees seeking tax-deferred property sales while maintaining steady monthly income. This approach has proven especially effective given current market dynamics, including continued demand for distribution centers driven by e-commerce growth, despite some sector overbuilding.
Simultaneously, the company has successfully navigated healthcare sector challenges, where declining insurance reimbursements have affected healthcare-oriented companies.
“This is a proud moment for our team,” Thomas said. “When we launched ExchangeRight, we set out to faithfully serve investors’ needs for secure capital, stable income, and strategic exits, and our offerings have achieved just that.”
As of October 31, 2024, the company’s portfolio encompasses more than 25 million square feet across 1,300 properties in 47 states, according to Thomas.
“We maintain that consistency by acquiring properties, net lease properties. So these are triple net and double net lease properties that lease to investment grade corporations and that operate in the necessity medical retail logistics arenas,” Thomas said.
The company’s performance metrics demonstrate its stability: all 33 of ExchangeRight’s full-cycle offerings have met or exceeded projected returns since inception, and all active offerings continue to meet or exceed investor cash flow distribution projections, maintaining an excellent track record of performance, according to the company.
While managing its national portfolio, ExchangeRight maintains strong local ties from its Pasadena headquarters, engaging in community service initiatives through partnerships with Habitat for Humanity, the Walter Hoving Home, and Door of Hope Ministries.
“Being headquartered in Pasadena has significantly influenced ExchangeRight’s growth and identity. The company has benefited from the city’s educated workforce and has been actively involved in local community initiatives,” Thomas observed.
