
A 15,300-square-foot lot along Altadena Drive that has long stood vacant will soon become a medical office building after escrow on the property closed Wednesday, said the realtors who conducted the transaction.
Despite the economic slowdown brought on by the COVID-19 pandemic, the lot at 240 N. Altadena Drive sold for a “record-setting price for a moderately sized undeveloped commercial land,” according to a written statement from Team Ukropina of Coldwell Banker Commercial NRT. The sale was handled by Corey Harper and Bill Ukropina.
“We had five-plus offers competing near to and even above our final selling price for this prime location and signalized corner of commercial land before our seller accepted a medical owner/user’s offer,” Harper said.
“As long time Pasadena residents, both Bill and I are very happy to see this long-standing vacant land going to good use,” he added. “The development project will likely take 18 to 24 months for completion.”
Another property of about the same size is also currently available at 491 N. Allen Ave., Ukropina said.
“A former automotive service center that we feel may be an excellent location for yet another medical office, as our recent sale sets a fine precedent for it,” he said.
“Our office is working 24-7 during these challenging times,” Ukropina added. “This temporary crisis will pass and I sincerely believe we will survive and prosper in spite of it. We are here to help.”
