Central Park Apartment Project Headed to Design Commission For Final Design Review

The Central Park Apartments projects proposed to be built at 86 S. Fair Oaks Ave., will go to the Design Commission for final design review.

The project includes construction of a new six-story, with mezzanine, approximately 93,355- square-foot mixed-use building with 11,617 square feet of ground-floor commercial space including retail, restaurant, and four work/live units; 84 residential dwelling units on the upper floors; and subterranean parking.

The project will include eight affordable housing units for very low income households, six affordable housing units for moderate income households, and a 35% density bonus. 

Last January 24, the City Council directed the Design Commission to conduct an advisory review of the SCEA that has been prepared by city staff for the project before it takes action.

The project site is located at the northeast corner of South Fair Oaks Avenue and Dayton Street in the Central District in Old Pasadena.

The site encompasses 32,362-square feet and is currently used as a surface parking area and residential amenity space serving the Green Hotel Apartments building.

According to a city staff report, the building is not taller than the Castle Green or Green Hotel Apartments.

Residents have expressed concerns about the development’s impact to traffic and the possibility that it could impact Castle Green, a historical landmark which was built in 1898 as the annex for the famous Hotel Green were raised.

An earlier version of the project was opposed by Pasadena Heritage and several local residents who said the project was not compatible with the historic buildings and surroundings. The developers went back to square one and reworked the project.
