Pasadena Hearing Officer to Consider Property Adjustments and Additions

Proposals to review include lot consolidation and home expansions, highlighting local development trends

Pasadena’s Hearing Officer will review several property-related cases at a public hearing on Wednesday, Aug. 21. The agenda includes proposals for lot consolidation and residential additions in various city districts.

Hearing Officer meetings are held on the 1st and 3rd Wednesday of each month. The upcoming meeting will begin with a reading of procedures, followed by public hearings on several cases.

Among the cases is a Certificate of Exception request for 1282 and 1284 N. Sierra Bonita Avenue in Council District 2. The application seeks to consolidate two existing parcels into a single property within the RS-6 zoning district.

The Department of Planning and Community Development is recommending approval of the Certificate of Exception with conditions. 

Another case involves a Minor Variance application for 507 Sinaloa Avenue, also in Council District 2. The property owner is seeking to legalize a 123 square-foot single-story addition to an existing single-family residence.

The proposal requests a rear yard setback of 1 foot 9 inches, significantly less than the required 25-foot minimum. The Planning Department is recommending approval of this Minor Variance with conditions, citing CEQA exemption under Section 15301.

A more complex case concerns 785 Rim Road in Council District 4. The property owner has submitted a Neighborhood Development Permit application for a 577 square-foot, one-story addition to an existing 1,454 square-foot one-story single-family residence with a 444 square-foot attached two-car garage.

The same application includes a Minor Variance request to allow an eave projection of 62 inches into the required front yard setback. Current regulations permit a maximum projection of 36 inches.

For this case, Planning Department staff recommends approving the Neighborhood Development Permit with conditions but disapproving the Minor Variance request.
