Holy Price Tag, Batman

Pasadena's Stately Wayne Manor on the market for $32 million

A historic Pasadena mansion made famous as Bruce Wayne’s Wayne Manor in the 1960s “Batman” television series has returned to the market with a $32 million asking price — roughly 56% higher than the record-setting $20.5 million it sold for just one year ago.

The Tudor Revival estate at 380 S. San Rafael Ave., built in 1928, was listed this week, marking its first public offering since the 1990s. The property’s previous off-market sale in July set a record as the highest price ever paid for a home in Pasadena.

If the estate sells near its asking price, it would shatter its own city record.

The more than 18,600-square-foot mansion has long been one of Pasadena’s most recognizable homes, thanks to decades of appearances in film and television. It served as Wayne Manor in the original “Batman” television series starring Adam West.

And, no, the batcave is not under the mansion and the batpoles are not in the study.

Ironically, another home used as Wayne Manor in the 90s in a Batman film is also on San Rafael Avenue. That home burned in a residential fire and is often confused with the home now on the market.

According to Mansion Global, the current owner of 320 San Rafael has undertaken an extensive modernization project since purchasing the estate last summer. Improvements include a new sewer line, updated plumbing, a new heating and air conditioning system and redesigned landscaping while preserving the home’s historic character.

The seven-bedroom residence was originally constructed in 1928 at a reported cost of $140,000, an extraordinary sum for the era.

Listing agent Peter Owens of Christie’s International Real Estate told Mansion Global that the average U.S. home cost about $4,000 at the time.

The estate now includes amenities such as a private theater, pickleball court and swimming pool, blending modern luxury with the property’s nearly century-old architecture.

The listing comes as Pasadena’s broader housing market has cooled slightly. According to Redfin data cited by The Wall Street Journal, the median sale price for a single-family home in Pasadena was nearly $1.6 million during the three-month period ending in April, down 2.6% from the same period a year earlier.

The mansion also enters a luxury market that has recently seen another high-profile Pasadena estate become available. Arden Villa, a historic mansion known for serving as the backdrop for the famous swimming pool fight scene in the 1980s television drama “Dynasty,” is also seeking a buyer.

Despite softer overall housing prices, the listing underscores continued demand for trophy properties with architectural significance and Hollywood pedigree.

For Pasadena, the San Rafael estate remains one of the city’s most iconic residential landmarks, combining nearly a century of architectural history with a résumé that spans some of television and film’s most recognizable productions.
